James M. Wilson is the principal of Crestline and its affiliated companies. Mr. Wilson also is a frequent consultant on community development strategies and multifamily redevelopment and financing for various clients. Prior to forming Crestline Communities, Mr. Wilson worked as the development manager for Lennar Affordable Communities in Portland, Ore., where he specialized in the financing and development of multifamily communities, managed public private partnerships, and worked in neighborhood stabilization and enhancement. During his tenure at Lennar he developed more than $100 million in multifamily
properties in seven states.

His responsibilities included planning, acquisition, rehabilitation, development and financing of mixed use, multi-family and senior housing projects. Mr. Wilson started his career in Birmingham, Alabama with Collateral Mortgage Ltd. as a multifamily mortgage banker. While with the bank he underwrote more than $1 billion in commercial real estate loans, opened new markets and managed new securitized products. Mr. Wilson received his bachelor degree in finance and real estate from the Kelley School of Business at Indiana University, and his MBA with concentration in real estate, finance and strategy from the J. L. Kellogg Graduate School of Management at Northwestern University. He maintains a commercial brokerage license, is a CCIM designee, a NAHB Housing Credit Certified Professional, and a member of ULI.

Mr. Wilson’s experience includes finance work in primary and secondary real estate markets, securitizations, tax credits, and bond financing. He has worked in a variety of public/private projects, completing multi-phased projects involving up to 7 layers of financing. He has served as development manager or director for multiuse, multiphase projects, tax credit projects, and transportation oriented developments

Daniel Hubbard joined Crestline Communities as Development Manager in September 2017. His responsibilities include all aspects of the development of primarily LIHTC projects around the State of Indiana, including market analysis, site selection, design, financing, and oversight of construction.

Prior to joining Crestline Communities, Hubbard developed 8 projects totaling 617 units of affordable housing, and 25 units of Light Industrial space in Indiana. Highlights are:

  • Project costs totaling $51M
  • Sold $3.5M in Low Income Housing Tax Credits (“LIHTC”), generating approximately $30M in project equity
  • Raised over $6.7M in soft funds for the projects
  • Closed on over $18M in construction financing
  • Closed over $13M in permanent financing
  • Additionally, Hubbard has consulted on various projects around the City of Indianapolis, State of Indiana as well as Atlanta Georgia.
Allie Rosenbarger

Allie Rosenbarger joined Crestline Development team in July 2014. In this position, Allie is responsible for coordinating and managing the development process, from strategic planning all the way through closing, stabilization, and asset management. Her responsibilities include market research, underwriting and project feasibility, applying for grant funding, tax credit procurement, capital resource management, due diligence, and closing. She also responsible for site identification in addition to community and partner relationship building.

Prior to joining Crestline, Allie earned a Bachelor’s Degree in Natural Resources and Environmental Management from Ball State University. While there, she also obtained minors in Energy, Environmental Policy, and Sustainability. Allie also completed education for a Master of Urban and Regional Planning degree. During her graduate studies, Allie focused on transportation, community participation and outreach, public private partnerships, and economic development. In addition to the MURP
degree she also obtained a graduate certificate in Real Estate Development.

Outside of Crestline, Allie sits as co-chair for the Young Leader group for the Urban Land Institute (ULI) Indiana District Council. This role includes coordination of Young Leader planned events as well as interacting with a variety of real estate professionals across the industry. As part of this role, Allie also sits on the advisory board of ULI Indiana to help execute and implement the vison, mission, and goals of the organization.She is also a member of the American Planning Association and the Indianapolis Zoo Associate Council.

Christine Kindred is the corporate controller for Crestline Communities. As controller Ms. Kindred oversees the accounting staff and is responsible for the financial and investor reporting, audit and banking relationships, and insurance of the property portfolio and corporate entities. Ms. Kindred insures the reporting and tracking of both operations and construction projects.

Chris has 20+ years in accounting with a concentration the last 8 years on Property Management accounting. She has been responsible for monthly and quarterly reporting and assisted with annual audits for nationwide companies. Prior to joining Crestline, Ms. Kindred worked for Lauth Property Group and was responsible for the financials for office, medical and industrial properties in the Lauth portfolio.

AP Specialist/Office Manager

Traci Russell is the Office Manager & AP Specialist. With 25 plus years in both office administration and property management roles at Crestline and a publicly traded national commercial real estate firm, Traci has the experience needed to ensure the best in office efficiency.

With her previous experience in management of Section 8 elderly and family properties, Section 236 properties, Safe Harbor and market rate housing Traci is able to draw on her knowledge as a part of the on-site teams, to ensure processes are developed that will function as needed in the real world.

Traci holds designations as Certified Occupancy Specialist (COS), Registered Apartment Manager (RAM) and Advance Registered Apartment Manager and has an Associate’s Degree in IT and visual communications and a Bachelor’s Degree in business with a focus on Green Business Enterprise.

Tracie’s current responsibilities include all aspects of the accounts payable processes, reporting and month-end closing, processing move-out paperwork, ordering office supplies, scheduling service providers for the corporate office, assisting with construction invoice entry and applying consolidated housing assistance payments.

Dustin a 1996 graduate of Portland State University began his now 21 year career in Multi-Family construction soon after graduation. To date Dustin has been involved in more than 1 billion in construction, from Garden Style Apartments to luxury Highrise buildings Dustin has been involved. His experience has taken him to both coasts and into Canada on building projects. In addition to Dustin’s long career in Multi-Family he is also a published author.

Senior Project Manager

Evan grew up around the construction industry, with his father running and owning his own electrical contracting business. When just a small boy Evan would help wire apartment complexes with his father, he loved to understand how things worked. Evan earned a scholarship in football at the University of Indianapolis, where he played on two national championship teams. While attending the University of Indianapolis as a student athlete Evan obtained his bachelor’s degree in criminal justice and achieved membership to the Alpha Phi Sigma Criminal Justice Honor Society. Once completing college he went back into the construction world this time as a Project Manager. Throughout his 3 years as a Project Manager he has constructed over 80 million in projects and has opened 552 multi-family units.

Larry has been working in the Multi-Family industry since the early 1980’s. Upon graduation from Arsenal Tech in 1980 Larry joined the U.S. Army 101st Airborne division. Upon the completion of his tour of duty in 1983 Larry began his career in construction, where he started as a carpenter. From starting out as carpenter Larry has spent time as an assistant superintendent and now in his current role with Crestline Construction he is superintendent.

Jim Erickson

Vice President of Property Operations

Jim Erickson is the vice president of property operations at Crestline Communities with responsibility for the operations and success of Crestline Property Management and all properties that are currently owned and managed under the Crestline Communities umbrella. This includes daily operations, owner and investor reporting, marketing, training, human resources and business planning.

Additionally, Mr. Erickson lends his expertise to projects under development, facilitating design review to maximize operational efficiencies and durability. Prior to joining Crestline, Mr. Erickson worked for Great Lakes Capital Fund as an Asset Manager with a portfolio of over 50 properties in Indiana, Illinois, Wisconsin and Michigan. His responsibilities included overseeing all facets of the investment in each property, including monitoring construction costs, timeliness and quality, monitoring initial lease-ups, analyzing budgets and financial statements and monitoring on-going compliance with governmental regulations.

Heather Stanley

Regional Manager

Heather Stanley is the regional manager at Crestline Communities. Her responsibilities include over-site of daily property operations, compliance audit and reporting, vendor and service provider relationships, and lease-ups. Ms. Stanley also serves as a market evaluator prior to the development of any Crestline properties and is responsible for overseeing office and public space operational designs for new product.

She has 20+ years in the Property Management field including on-site management, multi-site management, and Section 42 Tax Credit Compliance. She currently holds four designations, Accredited Residential Manager (ARM), Housing Credit Certified Professional (HCCP), Certified Occupancy Specialist (COS) as well as Certified Credit Compliance Professional (C3P). Prior to joining Crestline, Heather worked for a national apartment management firm for 11 years. During the last 3 years of which, she served as Corporate Trainer of the Section 42 program in 10 states.

Libby Spencer is an Area Manager at Crestline. She currently manages Kingston Square Apartments, and also has responsibility for oversight of several other properties. Her responsibilities include overview of daily property operations, auditing of on-site files, and assisting Property Managers in their personal and professional development. She is also accountable for the implementation and management of successful marketing plans for each community and training new Property Managers in Yardi software and their daily responsibilities.

She has 8 years in the Property Management field including on-site management, multi-site management, and Section 42 Tax Credit Compliance. She currently holds the designations for Accredited Residential Manager (ARM) and Housing Credit Certified Professional (HCCP).
